December Might Be the Best Time to Buy a Home in San Diego — Here's Why

Most people assume the best time to buy a home is spring, when inventory peaks and the market feels the most alive. Right now, we're in what I call Opportunity Season — one of the best buying windows we've seen in years — and it's happening in December, not April.

Here's exactly why that is and what it means for San Diego homebuyers.

Why December Might Be the Best Time to Buy

The old rule of thumb — that fall and winter are "slow" seasons to avoid — doesn't hold up the way it used to. Buyer competition drops off significantly heading into the holidays, but that doesn't mean good homes stop hitting the market. What it means is a smaller, more serious pool of buyers competing for those homes, and sellers who are often more motivated to make a deal happen before the new year.

What "Opportunity Season" Means

Opportunity Season describes a specific combination of conditions that's lining up right now: more inventory sitting on the market, sellers who genuinely need to sell rather than just testing the waters, and buyers who have real negotiating power as a result. Instead of competing against a dozen other offers, buyers right now are often the only offer on the table — which completely changes the dynamic. More choices, less competition, and real room to negotiate on price, closing costs, and terms rather than just hoping to win a bidding war.

That negotiating power shows up in a few concrete ways: price flexibility from sellers who are ready to make a deal, closing cost credits that reduce a buyer's out-of-pocket cash to close, and more openness to creative financing structures that wouldn't have been on the table during a hotter part of the year. None of that is guaranteed in every transaction, but the conditions supporting it are more favorable right now than they've been in years.

Why Fall Isn't a "Slow" Season Anymore

The old seasonal pattern — hot spring market, quiet fall and winter — has shifted. Sellers who list in the fall and winter today are frequently doing so out of real necessity: job relocations, life changes, or motivation to close before year-end for financial or tax reasons. That kind of motivation tends to translate directly into flexibility at the negotiating table, which is exactly what creates an opportunity for buyers willing to shop during a season most people assume is quiet.

Final Thoughts and How to Take Advantage

If you've been sitting on the sidelines waiting for the "right time" to buy, the conditions defining that right time may already be here — just not in the season most people expect. Fewer bidding wars, more inventory, and sellers with real motivation to negotiate add up to a genuine window of opportunity for buyers who are ready to move.
