Option A: The Fixer-Upper With the Address
Put roughly $1 million on the table in a walkable coastal-adjacent pocket, and you're often looking at an older, smaller home that needs real work — dated finishes, maybe an aging roof or HVAC system, and a footprint that hasn't grown since it was built decades ago. What you're really buying here isn't square footage — it's the zip code, the school district, and proximity to the beach. It's the classic "location over everything" trade.
Option B: The Space and Comfort Play
Take that same budget just a bit farther inland — Chula Vista, Rancho San Diego, parts of East County — and the math flips. Buyers in these areas can land significantly more square footage, an extra bedroom or two, updated finishes, and a real yard, all for the same number. You give up beach walkability and trade a longer commute for a house that actually feels move-in ready.
Why the Gap Is So Big Here
San Diego is one of the more extreme examples of this trade-off nationally. Real estate economists estimate climate alone adds a meaningful premium to San Diego home prices — a home that would cost $650K–$700K somewhere with average weather can run closer to $900K here simply for the location and lifestyle that comes with it. That's before you even factor in the usual drivers like school ratings, walkability, and ocean proximity.

There's no universally right answer — it genuinely comes down to what you're optimizing for. If your daily happiness depends on being five minutes from the water and living somewhere with character, Option A's trade-off might be completely worth it.
